Local CoverageMiddle Tennessee communities

Licensed & InsuredTennessee-licensed professionals

Residents want to feel safe at home. Property managers want fewer break-ins, fewer after-hours problems and a record of what happened. Crimson Security Service provides licensed armed and unarmed security officers for apartment communities, condominiums, townhome neighborhoods and homeowner associations across Middle Tennessee, managed by our locally owned team in Smyrna (TN license #14376).

Problems we plan for

Residential properties have a different rhythm from commercial ones. Most trouble happens in the evening, overnight and on weekends, when management has gone home.

  • Vehicle break-ins and theft in parking lots, garages and carports.
  • Trespassing and loitering around stairwells, pools, clubhouses and dumpster areas.
  • Gate and access problems. Tailgating, broken gates and unauthorized vehicles.
  • Noise, parties and parking violations that generate resident complaints.
  • Vacant units and turnover. Empty apartments and model units that attract trespassers.
  • Construction and lease-up. New phases that are still open to contractors and unfinished buildings. See construction site security.

What our officers do on a residential property

  • Gate and entrance posts. Checking visitors and deliveries and helping keep the property's access rules in place.
  • Foot patrols. Walking buildings, stairwells, garages, mail areas, amenity spaces and the perimeter on a schedule.
  • Overnight and weekend coverage. Posts that start when the leasing office closes.
  • Visible presence. Uniformed officers and a professional manner, so residents see someone who is there for them.
  • Lease and rule support. Reporting violations to management according to the post orders you set.
  • Incident reports. Written reports for management, the owner's insurer and, when needed, law enforcement.

For communities that need more coverage than a stationed officer can give, a vehicle for the post can be added at an hourly fee, depending on the property's needs and your requests. Coverage can be adjusted as needs change.

Armed or unarmed

Most apartment and HOA posts are well served by unarmed officers who deter, observe, document and call the police when needed. Armed officers are available for properties with a history of serious incidents or where management and the board decide it's appropriate. We'll recommend a fit after a site walk. For details, see armed security guards.

Working with HOA boards and property managers

HOA security often involves a board, not a single decision maker, and residents who pay dues and have opinions about it. We help boards write the rules for the post in writing: what officers do, what they do not do, who they report to and how complaints are handled. Daily activity and incident reports are delivered online, so the board can see what the money is buying. Patrol rounds are recorded with GPS and QR checkpoints.

How an assignment starts

  1. Walk the property. We check the entrances, lighting, parking, amenities and the places where problems tend to show up.
  2. Review your history. Past incidents, complaints, police calls and resident concerns.
  3. Write post orders. Hours, routes, duties, who to call and what gets reported.
  4. Staff and report. Officers are placed on the post, and you receive online reports and a local manager to call.

Apartment and HOA security FAQ

Can you cover just nights and weekends?
Yes. Coverage is built around when your property is most exposed, not a fixed package.

Will officers enforce lease rules or HOA covenants?
Officers follow written post orders from management or the board. They report violations; they are not property managers and they are not police.

Do you coordinate with property management software or our office staff?
Reports are delivered online and we stay in contact with your management team.

Do you offer patrol vehicles?
Yes. A vehicle for the post can be added at an hourly fee, depending on the property's needs and your requests.

Can you provide fire watch if our alarm goes down?
Yes. See fire watch security.
